**Responsibilities**

**Primary Duties:**
Liaise with suppliers, arrange quotes and raise purchase orders as required for replacement appliances.
Ensure all quotes provided are forward to the Villa Manager for Owner approval, except for emergency maintenance.
Carry out monthly electricity meter reads on required dates.
Raise maintenance invoices weekly, ensuring detail and accuracy on completion of jobs. Perform general office duties, including filing, photocopying, and providing a high level of customer service to all stakeholders.
Responsible for performing villas preventative maintenance program "RPM" utilising the computerized maintenance management system. Provide a support service to the Villa Manager to assist in meeting the strategic goals of the department.
Liaise with external service providers, such as tradespeople and contractors, to facilitate the smooth running of strata operations.
Perform general and emergency repairs and maintenance to Villas, based on skill and experience level.
Ensure adequate stock and materials within engineering stores to efficiently complete villa maintenance work.
Review daily logbook, rectify, or follow up on outstanding items left unsolved from any previous shifts in relation to Villa Maintenance repairs.
Ensure proper measures are taken to protect the environment and the Hotel's adherence to it.
Maintain all tools and equipment for the running of villa maintenance functions.
Ensure all requests for maintenance are carried out within an acceptable time frame.
Perform all assigned tasks to ensure the work has been completed in a reasonable time frame and to a standard pertaining to the hotel.
Ensure your work area is always clean and safe.
Report and/or act on any equipment breakdown or safety issue relevant to your work area.
To attend work on time, ensuring that you are at your workstation in line with your rostered shift requirement.

What You'll Do
In the role of Facilities Operations & Maintenance Manager, your duties will include:
+ Direct the facilities' Operations and Maintenance (O&M) and repairs to include predictive and preventive maintenance including but not limited to: general maintenance of buildings/structures, ground services, engineering, central plant, fire protection/life safety, security, O&M, ground services, construction renovations, and custodial.
+ Develop equipment maintenance scheduling plans; Maintenance, testing, and inspection of appropriate equipment and systems shall be done in accordance with current applicable US Government and Host Nation codes
+ O&M of all structures, systems, sub-systems and components shall be in compliance with original equipment manufacturers' (OEM) instructions and recommendations

Reporting to the Site Manager, the VLF Maintenance & Operations Manager is responsible for leading a large diverse team of trade and technical professionals that directly support the VLF mission and critical supporting services including VLF Antenna, Powerplant and Fuel storage facilities. The role requirements include team performance, KPI management, customer liaison, scheduling, solution development and management of projects to satisfy contractual or internally scoped requirements.
**Key Responsibilities**
+ Leading and collaborating within a cross-functional environment to manage budget, resources and reporting to ensure effective execution of maintenance activities.
+ Ensure Quality & EH&S standards are built and maintained in alignment with company policies.
+ Ensure that maintenance requirements and requests are planned, scheduled and managed in accordance with program priorities.
+ Monitor and control maintenance activities to ensure completion within budget, schedule and required quality outcomes.
+ Practice excellent stakeholder management to maintain effective relationships.
+ Act in accordance with company expectations relating to professional workplace behaviour.
**Skills, Experience and Qualifications**
+ Demonstrated experience keeping your teams safe, leading with safety as a core value.
+ Experience supervising a team consisting of various trade and technical professions.
+ You'll be able to demonstrate experience managing maintenance in a systematic way to get the most out of the Assets you're entrusted with.
+ Exposure to Engineering Change Management processes.
+ Our ideal candidate would have a Diploma in Information Technology, Telecommunications, Electronics, or Engineering in a related discipline.
+ Our ideal candidate would have a Diploma in Leadership & Management, or equivalent.
